Buyers clean up Aldar’s $840m offering in Dubai within hours of launch

Aldar's $840 million offering in Dubai witnessed a swift clean-up by buyers within hours of its launch. The first residential community in Dubai, known as 'Haven' by Aldar, featured 786 villas and townhouses, all of which were sold out on the day of the launch. While it may not be the real estate equivalent of 'Gone in 60 Seconds,' it came remarkably close.

The inaugural development by Aldar Properties in Dubai comprised two phases, both of which were fully sold out shortly after their launch. Originally planning to release 468 units in the first phase, Aldar responded to the extraordinary demand by unveiling the second phase with an additional 318 units. In total, the development's 786 residential units generated an impressive AED3.1 billion ($840 million) in sales.

The rapid sale showcased Dubai's continued appeal as a significant global hub for property investment and long-term residency. International interest was evident, with overseas and expatriate residents constituting 77 percent of the buyers, while UAE nationals comprised the remaining 23 percent. Notably, female buyers represented 24 percent of the sales.

Rashed Al Omaira, Chief Commercial Officer at Aldar Development, expressed delight at the overwhelming response, emphasizing the demand for new residential concepts in Dubai from both local and international buyers. Aldar's successful entry into Dubai was marked by customers flocking to sales centers in both Dubai and Abu Dhabi.

Of the buyers, 85 percent were first-time purchasers of a property from the Abu Dhabi-based real estate developer, underscoring the expanding scope of Aldar's customer base. The final phase of Haven, featuring more villas, townhouses, and apartments, is scheduled to be launched in early 2024. Haven is the initial installment of three new residential communities to be developed in Dubai as part of a joint venture between Aldar and Dubai Holding.

Rooted in nature and wellness, Haven promises a retreat from the urban hustle and bustle. Construction of the first phase is set to commence in the second quarter of 2024, with handovers expected in Q3 2027.
